A younger housing stock than most of the region
Perrysburg sits on the south bank of the Maumee River in Wood County, just southwest of Toledo and home to the Fort Meigs historic site. Its housing is newer than most of the area. U.S. Census Bureau survey data puts the median year a Perrysburg home was built at 1988, and about a third of the city's homes went up in 2000 or later. In Toledo, the median is 1955.
That shapes what homeowners here are dealing with. A house built in the late 1990s or 2000s may still have its original roof, gutters and windows, and those parts tend to age together. Homes in the older parts of town face a different list: second roofs, tired siding and drafty windows. Either way, the first step is an honest look at what the house actually needs.
What to expect from a first roof replacement
If your home still has the roof it was built with, replacing it is often the first time anyone has looked closely at the shingles, flashing and ventilation together. We look at the whole roof and tell you plainly whether you need a repair, a full replacement or nothing yet. You get a clear plan and upfront pricing before any work starts.
If a storm has damaged your roof, our team also assists with the insurance claims process. Start with our storm damage documentation checklist, then read how the roof insurance claim process works.
The rest of the exterior
Roofing is where most calls start, but one contractor for the whole exterior keeps the job simpler. Here is what we handle for Perrysburg homeowners.
Roof replacement and repair
New roofs, full replacements and repairs, priced up front after a free estimate.
Siding
New siding for homes where the original is faded, cracked or no longer keeping weather out.
Seamless gutters
Gutters without seams along the runs, installed to carry water off the roof and away from the house.
Energy-efficient windows
Replacement windows for homes where the original units fog, stick or let in drafts.
Insulation
Insulation upgrades that help the house hold heat through a Northwest Ohio winter.
Custom decks
Decks designed around your yard and how you plan to use it.
Storm damage restoration
Repairs after wind or hail, with help working through the insurance claim.
Permits: city zoning first, then Wood County
Perrysburg splits permitting between two offices. The city's Planning and Zoning Division issues zoning permits, and the city contracts with Wood County Building Inspection for building permits. The city is clear that zoning permits must be obtained before building permits are issued.
The downtown Historic District adds a step. The city's guidance says exterior alterations there must be approved by the Historic Landmarks Commission before a permit can be issued, and the commission publishes design guidelines and a color style guide for the district. If your property is in or near the district, call Planning and Zoning at 419-872-8060 before settling on materials.
We pull the permits for the work we do, in every community we work in. We also take on work in the Historic District, where the Historic Landmarks Commission reviews exterior changes before a permit is issued.
