Home to BGSU, and to a lot of rental housing
Bowling Green is the Wood County seat, about 20 miles south of Toledo, and home to Bowling Green State University. The university shows up in the housing numbers. U.S. Census Bureau survey data shows only about a third of the city's occupied homes are lived in by their owners, and fewer than half of all housing units are single-family houses.
The age of the housing varies widely. The median home was built around 1980. Roughly 1 in 8 homes predate 1940, including some of the city's oldest and largest houses along Wooster Street, while about 1 in 5 were built in 2000 or later. A century-old house near downtown and a newer one on the edge of town need very different things from their exteriors.
If you own a rental
We work with landlords and rental property owners in Bowling Green as well as owner-occupiers, and we are used to scheduling around tenants.
For a rental, exterior decisions come down to durability, upkeep and what makes sense over the years you plan to own it. We'll tell you honestly when a repair is enough and when a replacement is the better spend, and we'll price it up front so you can budget.
Small problems on a rental tend to get reported late, if at all. A slow roof leak or a gutter pulling away from the fascia can do real damage before anyone calls. It pays to have the roof and gutters looked at before a problem turns into a larger repair. We show up, communicate and finish the job properly, which matters when you aren't the one living there.

Zoning permit, building permit, or both
Bowling Green's Planning Department issues zoning permits. Its list includes decks, fences, accessory buildings and a change in roof pitch. Applications go through the city's online permit portal and take about five to seven days to process.
Building permits are a separate matter. They come from Wood County Building Inspection, not the city, and some projects need both. Because a change in roof pitch is named on the city's zoning list, reshaping a roof is a different conversation from replacing shingles on the same roof. If you're unsure, call the Planning Department at 419-354-6218 or Wood County Building Inspection at 419-354-9190.
We pull the permits for the work we do, in every community we work in.
What the work looks like
Whether it is a house you live in or one you rent out, the standard is the same. Below is a sample of recent Blackridge exteriors.
For a rental, ask about scheduling around tenants when you call. It is easier to plan that up front than to rearrange mid-job.
